The project consists in designing and executing a new apartment building in Küsnacht and was designed by MOKA Architekten from Zurich.
The buildings open up to natural illumination and views that provide the adjoining front green area, away from the road traffic noise. The potential of the plot lies on the one hand in the distinctive population of trees, as well as the two different views: the adjoining free zone and the distant view of the Alps, visible over the treetops.
The clear and simple volume is interwoven with the spacious garden and relates to the distant landscape, with a size of urban villa but in the middle of the park. The mutual insights are avoided and the necessary privacy between apartments is ensured.
The building has three apartments per floor and two penthouses around a central staircase with natural illumination, in total 8 apartments with the biggest size and best possible distribution. The car entrance is by south-west access directly from road via ramp. The underground parking level counts with 13 parking spaces.
The compact volume around the core not only minimises the access surface and optimises the rentable areas, but at the same time creates a favorable relationship between building volume and facade area, which ensures the Minergie-P standard achievement. The building is equipped with controlled ventilation, geothermal probes, solar collectors and a heat pump for heating and hot water.
My tasks on project per phase as Project Architect according to SIA-norms:
Construction project (32-Bauprojekt):
– Creation of the visualisations for the project development and communication with the client.
Bidding (41-Ausschreibung):
– Creation of the tender plans and relevant details (1:5/1:20): carpentry work, interior doors, interior fittings (bathrooms, kitchens, cores and public entrances) and metal construction (stair railing elements).
Execution (51-Ausführung):
– Creation of the work plans (1:50/1:100): environment, floor plans, sections and facades.
